Your vacancy will be leased at the highest possible monthly rate. We will perform a thorough market analysis to determine the current rental value of your property - to get it leased at the highest price in the quickest time frame. Proper Documentation and Forms
Only approved Lease forms and other appropriate documents are used which adhere to Texas Property Code and clearly explain landlord rights and tenant responsibilities. Although thorough background checks are made, when the occasional tenant or property problem arises, we take appropriate action immediately to fix the problem - striving to keep you and your property profitable.
Strong Rent Collection Policies
Rental Proceeds are sent to you our owners monthly - adjusted by the cost of recent repairs or expenses to the property, if any. Tenants who have not paid rent by the 3rd of the month are sent a late notice and immediate steps are taken to collect rent. Although evictions are rare, Knippa Properties will arrange the removal of a tenant from the property, which usually can occur within 30 days following the date the rent was due/unpaid.
Your rental proceeds check and computer-generated statements are mailed to you during that same month of rental collection. A clear, concise annual end-of-year statement is provided to for tax purposes.
Knippa Properties offers full service property management at a competitive rate. The goal of Knippa Properties is to provide outstanding and cost-effective service to you. We strive for minimal vacancy times, lower (less frequent) repairs, and higher-quality tenants for your property.
Our thorough Rental Analysis helps determine what your property will rent for on a long or short-term basis. The analysis normally consists of visiting the property, understanding its features, evaluating the property and being familiar with market conditions. How to get started
The information on this web site will familiarize you with our credentials and experience. Then, we can arrange a time to view your property. After the rental analysis is completed, management can begin immediately once the Property Management Agreement is signed. The property owner provides a reserve for our trust account when management begins. If the owner lives out of town or cannot meet at the property, we will arrange to take care of all paperwork through the mail or by fax or email.
